How Much Does House Framing Cost in 2026? Materials, Labor, and Cost per Square Foot
House framing cost is usually discussed per square foot, but the number only makes sense when the framing package is defined. Wall framing, floor framing, roof framing and sheathing can be priced together or as separate scopes, and lumber design, openings and local labor can move the bid substantially.

Home Depot's 101 House Framing Guide also describes an overall range near $7–$16 per sq ft and a materials range around $3–$6 per sq ft. What framing includes—and what it does not
A clearly written framing scope can include exterior and interior wall framing, floor joists or trusses, roof trusses or rafters, structural beams, connectors and sheathing. Engineered lumber, large openings, point loads, tall walls and complex roof geometry may be separate design or material allowances.
Unless the source says otherwise, the framing range does not automatically include roofing, waterproofing, windows, doors, siding, insulation, drywall, plumbing, electrical or HVAC rough-ins. A builder's ‘dry-in’ or shell package may be broader, so compare line items before comparing dollars per square foot.
Materials versus labor
Material and labor splits are useful only when both numbers use the same scope. The HouseBuildCalc and Home Depot ranges above are market planning observations; they are not BuildIQ's national material/labor rate. Ask whether lumber delivery, fasteners, hardware, sheathing, waste, equipment and cleanup are included, and whether labor is quoted by crew, package or square foot.
A floor-area example is not a universal price. Two homes with the same conditioned area can have different wall lengths, stories, roof spans, porches, garages and structural requirements. If you use a square-foot budget, identify the measured area and the included framing elements.
Why the same house can frame differently
Lumber species and grade, engineered beams, truss design, floor-to-floor height, seismic or wind requirements, material access and regional wages all affect the quote. Open plans with long spans can require more engineering than a compact plan, while many corners and roof intersections increase layout and labor.
Confirm the plans, structural notes and delivery assumptions before accepting a framing allowance. A low lumber allowance is not comparable to a complete installed framing package.
