What roof covering should you choose: tiles, metal tiles or standing seam?

A roof is not only the visible covering. It includes structure, membranes, battens, counter-battens, flashings, gutters, roof windows, ventilation, insulation and labor. The question of what roof covering to choose should be considered together with roof shape, budget, contractor skill and delay risk.

Clay or concrete tiles

Tiles are durable, heavy and familiar to many roofers. They fit many houses, look natural on traditional roof shapes and can last a long time. They also require a structure designed for the load, careful installation and well-made flashings.

The cost is not only the price of the covering per area. Ridge tiles, ventilation elements, flashings, chimney access, gutters, roof windows, transport and labor all matter. On a complicated roof, cutting and accessories can raise the total cost significantly.

Metal tiles

Metal tiles are lighter than clay or concrete tiles and often cheaper to buy and install. They work well on simple roof planes where waste can be reduced and work can move quickly. They can also make sense when the roof structure should not carry too much weight.

Pay attention to coating quality, sheet thickness, warranty, cutting method and installation details. On a complex roof, metal tiles can create a lot of waste, and poor installation may quickly show around flashings, screws and joints.

Standing seam metal

Standing seam metal suits modern homes, simple forms and some lower-pitch roofs when the manufacturer allows that use. It gives a clean look and can work well with minimalist architecture.

It needs a very good crew. Substrate, ventilation, expansion, flashings and details must be handled carefully because mistakes are visible and hard to hide. Do not choose standing seam only because it looks good in a rendering.

What really drives roof cost

Roof shape is often the biggest driver. A simple gable roof is usually easier and cheaper than a roof with valleys, dormers, corners and many windows. Covering matters, but geometry can change the budget more than the material itself.
