How much does the shell stage cost in 2026?
In 2026, the shell cost depends more on design and specification than on a single average price. A simple house and a home with large glazing, garage and complex roof are different budgets.
Open shell vs closed shell
Open shell usually includes foundations, walls, slabs, chimneys and roof structure with covering. Closed shell adds external joinery: windows, doors and often the garage door.
The difference can be significant because windows and doors are expensive packages. Large glazing, aluminium systems, shutters and warm installation raise costs quickly.
Practical 2026 ranges
For simple detached houses, market ranges in Poland are often around PLN 2,200-3,500 per m2 for open shell and PLN 3,200-5,000 per m2 for closed shell.
This is not a project-specific quote. Region, ground conditions, foundations, roof type, garage, windows and contractor availability can move the result substantially.
What changes the cost most
The biggest drivers are building shape, roof complexity, soil conditions, footprint, wall technology, slabs, labour scope and timing.
Track the budget by stage, not as one lump sum. In BuildIQ you can compare plan vs actual invoices for foundations, walls, roof and windows.
Before comparing quotes
- drawings and material schedule
- soil report and foundation decision
- clear labour scope for each contractor
- transport and equipment included or excluded
- separate budget for roof, windows and garage door
