1. Closing a wet building too early
Windows and doors reduce airflow but do not remove moisture from concrete, lumber, drywall-adjacent materials or stored products. Starting interior work before conditions are suitable can lead to damage that appears only after finishes are installed.
Ask how the project will be ventilated, protected and measured before rough-ins. Record the agreed start conditions. Do not treat a calendar date or the presence of windows as proof that the interior is ready.
2. Installing windows without a coordinated detail
Window performance depends on the rough opening, sill pan, flashing, weather barrier, sealants and the future cladding. A unit can operate correctly and still have a poor water-management detail around it.
Confirm the installation sequence and responsibility for each layer. Save photos of sills, jambs, heads and transitions before they are hidden. The final detail should be consistent with the product instructions and project documents.
3. Treating exterior doors and garage doors as isolated items
Thresholds meet finished floors, drainage, air sealing and exterior cladding. If those levels are not coordinated, the result can be water entry, drafts, an awkward step or a later repair to the slab and trim.
Confirm rough opening, threshold, floor build-up and flashing before installation. Record the product, installation scope and outstanding adjustments. A door that swings is not automatically a completed envelope handoff.
4. Leaving flashing and weather-barrier transitions unclear
Water-resistive barriers, flashing, tapes and sealants must overlap and drain in the intended direction. A missing transition at a window, roof penetration or wall intersection may not show until the next storm.
Walk through transitions with the responsible contractor. Photograph the sequence with enough context to understand the direction of water. Do not rely on a final layer of siding or trim to correct a discontinuity that was never resolved.
5. Failing to connect openings with future cladding
Windows, exterior doors, siding, masonry, insulation and trim share the same edge. If the cladding installer and window installer use different assumptions, the owner may inherit gaps, excessive build-out or an expensive rework at the most visible part of the house.
Confirm who owns the interface and what remains open. Keep the accepted detail with the closed-building checklist, even if the project team calls the stage dry-in.
6. Incomplete roof details and penetrations
Roofing is not complete when the field covering is installed. Valleys, wall intersections, chimneys, skylights, vents, fasteners, edge details and gutters all affect water management.

7. Explaining leaks away instead of investigating them
A small stain or damp area can be caused by water entering somewhere else and moving through the assembly. Painting over it or waiting for it to dry does not establish the source.
Record location, weather, timing and visible evidence. Ask for a cause, repair plan and follow-up check. Keep the issue open until the result is confirmed in appropriate conditions.
8. Starting systems before the envelope handoff
Electrical, plumbing, HVAC and insulation crews need a safe, accessible and reasonably protected front. Open leaks, unresolved rough openings or uncontrolled moisture can make interior work premature.
Use a handoff record: envelope scope, moisture concerns, open items, access and start conditions. If one issue can affect future work, mark it as a dependency rather than an ordinary note.
9. Losing photos and product records
After flashing and air-sealing details are covered, the record may be the only easy way to locate a transition or understand a product. Keep photos, invoices, warranties and installation notes together with the stage.
Photograph full elevations and close details. Name files by area and date. A photo library without context is much less useful during maintenance or a warranty question.
10. Moving forward without envelope sign-off
The next trade should not define whether dry-in is complete. Agree what roofing, openings, weather barrier, flashing, air sealing and moisture checks must be complete before interior work.

11. Protecting finished openings during the remaining work
Windows and doors can be damaged by plaster, dust, tools and temporary traffic after installation. Protection should not block drainage or create trapped moisture.
Agree what protection is used, who maintains it and when it is removed. Inspect frames, seals and hardware after major interior work before closing the stage.
